RTC is a large parcel, that was built with lots of parking. My point is that if someone builds something denser on a small parcel on Rte 1, there will be parking spillover to neighboring residential areas, and that is a legitimate concern. If we are going to change the current parking minimum, we have to address that somehow.

And yes, what I am hoping for, and hope Mr Vesel is thinking about, is NOT one off parcel by parcel solutions, but some kind of urban development guideline for the corridor, that specifically addresses the challenges involved in redeveloping the smaller parcels - ideally this would be a set of guidelines that could also apply, more or less, to other parts of the county with similar issues (like Annandale) and perhaps could be a model for other parts of the country.
