Why is the Intelsat building "suburban?" Because it has a front lawn? Since when is a bit of green space a bad idea? The place is still right across from the Metro and the front door is about 100 yards from the sidewalk. Besides, I think a "downtown" style building probably wouldn't work all that well in that neighborhood, it certainly wouldn't fit in.

That type of tenant is not going to be able to have ground level retail due to the nature of its work.

So your choice is you can have the building in DC, but with a "suburban" look, or you can have the building, and its many highly-paid workers, out in Northern Virginia. I think DC will take a "suburban" building every time.
