Converting it to a functional urban place is a huge priority. &lt;p style="margin-top: 1em"&gt;&lt;b&gt;3. &lt;a target="_blank" onClick="return countClick('http://www.purplelinemd.com/', '18310')" href="http://www.purplelinemd.com/" style="color: black"&gt;Purple Line&lt;/a&gt;&lt;/b&gt;: Bethesda, Silver Spring, Langley Park, College Park, New Carrollton. That's a serious string of transit-friendly pearls. The Purple Line will be one of America's best light rail lines on the day it opens.&lt;p style="margin-top: 1em"&gt;&lt;b&gt;4. &lt;a target="_blank" onClick="return countClick('http://www.baltimoreredline.com/', '18310')" href="http://www.baltimoreredline.com/" style="color: black"&gt;Baltimore Red Line&lt;/a&gt;&lt;/b&gt;: Baltimore has a subway line and a light rail line, but they don't work together very well as a system. Virginia is just beginning to study either a light rail or BRT line along it. &lt;p style="margin-top: 1em"&gt;&lt;b&gt;8. &lt;a target="_blank" onClick="return countClick('http://www.cctmaryland.com/', '18310')" href="http://www.cctmaryland.com/" style="color: black"&gt;Corridor Cities Transitway&lt;/a&gt;&lt;/b&gt;: Gaithersburg has been waiting decades for a quality transit line to build around. Photo from Arlington County.&lt;/div&gt;&lt;p style="margin-top: 1em"&gt;To get streetcars across boundaries, however, the many local governments must coordinate their plans and deal with differences in their abilities to fund projects.&lt;p style="margin-top: 1em"&gt;The &lt;a target="_blank" onClick="return countClick('http://novastreetcar.com/', '17290')" href="http://novastreetcar.com/" style="color: black"&gt;Northern Virginia Streetcar Coalition&lt;/a&gt;'s top priority this year is supporting Arlington's plans for the Columbia Pike and Crystal City streetcar lines. It also will encourage other cities and counties to consider streetcar options.&lt;p style="margin-top: 1em"&gt;Arlington has steadfastly supported a vision of smart growth around transit nodes and multimodal transportation options for a great many years. Thanks to this consistency, their work has paid off in positioning Arlington as a good place to live and work.  &lt;p style="margin-top: 1em"&gt;By selecting streetcar rather than some variety of enhanced bus service, Arlington is reinforcing its past planning efforts by providing investors and developers along the two corridors with the certainty that only a commitment to a fixed alignment can give.  &lt;p style="margin-top: 1em"&gt;Arlington and Fairfax counties worked together on plans for high-capacity transit along Columbia Pike for several years, and in July 2012 voted to select streetcar as the preferred option for Columbia Pike and apply for federal funding. Arlington also plans a streetcar line for Crystal City to connect with the Columbia Pike line.&lt;p style="margin-top: 1em"&gt;The 5 mile long Columbia Pike line, as currently planned, will cross into Fairfax County, terminating at Skyline. Image from Arlington County.&lt;/div&gt;&lt;p style="margin-top: 1em"&gt;Meanwhile, Alexandria has been studying transit for Route 1 and the Beauregard/Van Dorn transit corridors. NVSC wants to ensure no decisions would preclude using streetcars in those areas. &lt;p style="margin-top: 1em"&gt;NVSC also will encourage Fairfax County to expand its streetcar lines beyond Skyline, going either toward Falls Church along Route 7, toward Northern Virginia Community College and the Mark Center east of Skyline, or along Route 1 south of Alexandria. Finally, ongoing studies in various jurisdictions could identify additional corridors suitable for streetcars.&lt;p style="margin-top: 1em"&gt;&lt;b&gt;Leaders emphasize need for transit, desire to coordinate&lt;/b&gt;&lt;p style="margin-top: 1em"&gt;In November, the Northern Virginia Streetcar Coalition hosted a public meeting where leaders from Arlington, Fairfax County, Alexandria, and Falls Church discussed, in a spirited but positive manner, regional cooperation in planning high-capacity transit.  &lt;p style="margin-top: 1em"&gt;They saw Northern Virginia's future as multimodal, with mixed uses around transit stations.  Then-Arlington Board Chair Mary Hynes noted that Virginia commuters to DC must cross Arlington. Without its multi-modal strategy, she said, the county would "become a parking lot." &lt;p style="margin-top: 1em"&gt;All of the officials emphasized that the jurisdictions want work together, and have coordinated in many ways. However, due to differences in funds available for transit and each jurisdiction's priorities, it has not always been possible to think regionally in spite of best intentions.   &lt;p style="margin-top: 1em"&gt;Arlington has been more successful at raising funds for transportation capital projects than its neighbors, partially due to its more balanced ratio of commercial to residential property and its commercial add-on tax for transportation.&lt;p style="margin-top: 1em"&gt;Paul Smedberg, a member of the Alexandria City Council, spoke of the need for a streetcar connection to the BRAC-133 building at Mark Center.  Fairfax Supervisor Penny Gross said that although extensions to the Columbia Pike line are desirable, it was important to get the first segment built rather than bogging down the whole process by considering alternatives. &lt;p style="margin-top: 1em"&gt;Former Falls Church City Council member Dan Maller, standing in for Vice-Mayor David Snyder, noted that he was eager to work with Fairfax on a Route 7 extension to Falls Church. Somewhat reassuringly, Alexandrians learned that they would have continuous transit options to get from their city to Arlington without transferring at Four Mile Run&lt;wbr&gt;&amp;mdash;&lt;wbr&gt;although presently these are bus options rather than streetcar options. &lt;p style="margin-top: 1em"&gt;As local and regional plans for high-capacity transit develop, decision-makers must think long-term and regionally. 		<title>Like a big city, Tysons will be a transit hub</title>

It should be the center its own large transit network. 		<title>"Real doors" give human scale to large apartment buildings</title>

Apartments have theirs as well: they're affordable, low-&lt;wbr&gt;maintenance, and have lots of shared amenities. What if you could get best of both worlds? Basically, it's when a multi-family building contains ground-floor apartments or rowhouses with private entrances opening directly to the street. Instead of walking by blank walls or loading docks, you'd pass doors, stoops, porches and more importantly, people. &lt;p style="margin-top: 1em"&gt;This is by no means a new idea, but "real doors" have become especially relevant as a way to give large buildings human scale. Danish &lt;a target="_blank" onClick="return countClick('http://www.gsa.gov/graphics/pbs/JanGehl_UrbanDesign_article.pdf', '17326')" href="http://www.gsa.gov/graphics/pbs/JanGehl_UrbanDesign_article.pdf" style="color: black"&gt;urban designer Jan Gehl&lt;/a&gt; notes that our field of view doesn't go far above eye level, so most pedestrians only pay attention to details at the street level. You might think you're walking by a block of rowhouses, but they could just be the base of a high-rise.&lt;p style="margin-top: 1em"&gt;"Real doors" also make streets safer by providing more "eyes on the street." They give residents the privacy and individuality of a house with the communal amenities and low maintenance of an apartment. And they allow architects and developers to provide so-called "&lt;a target="_blank" onClick="return countClick('http://bettercities.net/news-opinion/blogs/dan-parolek/17698/missing-middle-housing-responding-demand-urban-living', '17326')" href="http://bettercities.net/news-opinion/blogs/dan-parolek/17698/missing-middle-housing-responding-demand-urban-living" style="color: black"&gt;missing middle&lt;/a&gt;" house types that could accommodate families, like rowhouses, in areas where land values are so high that they're not economically feasible. &lt;p style="margin-top: 1em"&gt;I got to see the benefits of "real doors" firsthand in Philadelphia, where for two years I lived on the ground floor of a 100-year-old house that had been turned into apartments decades ago. My roommate and I had affordable rent, just enough space and a doting landlord. We could also walk out from our living room to the front porch, out to the street, and around to the back yard, which made it feel like a house.&lt;p style="margin-top: 1em"&gt;"Real doors" have become part of the design culture in places like Vancouver, where former planning director Brent Toderian jokes that they're &lt;a target="_blank" onClick="return countClick('http://www.theatlanticcities.com/housing/2012/10/why-trick-or-treat-test-still-matters/3743/#', '17326')" href="http://www.theatlanticcities.com/housing/2012/10/why-trick-or-treat-test-still-matters/3743/#" style="color: black"&gt;great for trick-or-treating&lt;/a&gt;. Residential projects across Greater Washington have started including them as well, especially in White Flint, where it supports the urban design goals of its Sector Plan. Two projects being built there, &lt;a target="_blank" onClick="return countClick('http://greatergreaterwashington.org/post/17133/pike-rose-pushes-the-envelope-on-suburban-retrofits/', '17326')" href="http://greatergreaterwashington.org/post/17133/pike-rose-pushes-the-envelope-on-suburban-retrofits/" style="color: black"&gt;Pike + Rose&lt;/a&gt; and Archstone Old Georgetown Road, will include them.&lt;p style="margin-top: 1em"&gt;However, not all "real doors" are created equal. Done poorly, they can look like an afterthought, feel anonymous and compromise privacy. These doors belong to single-story, one-bedroom apartments, and each one has a little stoop and an address number. Though they have big, low windows like Halstead Square, the trees help give shade and privacy. Not only do they provide a buffer from the street, but they appear to be part of a &lt;a target="_blank" onClick="return countClick('http://www.djc.com/news/en/12001713', '17326')" href="http://www.djc.com/news/en/12001713" style="color: black"&gt;bioswale&lt;/a&gt; that collects and filters runoff water before it heads to the Willamette River, a few hundred yards away. You can see each house has decks on multiple floors, giving it plenty of outdoor space. Other than the welcome mat outside the door on the right, there's no indication that people actually live here. &lt;p style="margin-top: 1em"&gt;Rather than a house, this feels like the entrance to a storage unit. There are no street numbers, no individual open space, and no buffer from the street.
